Permission requests

If you want to make any changes, additions or alterations to your home you’ll need to ask for permission from us first.

If you've been issued a starter tenancy or new build tenure, you can’t get permission to carry out any works until you’re either out of the defects period (for new builds) or have become an assured tenant (from starter tenancy).  

Some requests may need an inspection. If yours does, we’ll make an appointment following your request. 

Works that don't need permission  

 

You can carry out the following works without our permission (as long as you're not a starter tenant or new build customer in the defects period): 
Painting walls
Wallpapering
Laying carpet
Washing lines in private gardens
Smart meters
Sky dishes (houses only, not flats)

Works that aren't allowed

 

We won't give permission for any of the following works:
External air conditioning units Dropped kerbs
Artexing walls/ceilings Alterations/additions to fire doors (including disengaging fire door closers)
Screening on balconies (or anything that'll cause an obstruction) Alterations/additions to gas supply (including removal of supply pipes)
Car ports  Garages on driveways
Cat/dog flaps Home extensions
Ceiling tiles Wood panelling on internal walls
Conservatories Laminate flooring in flats
Loft boarding/conversions/extensions Log burners/open fires
Garden ponds Room conversions to create extra bedrooms
Solar panels Tile painting
Building walls to divide rooms Knocking down walls/chimneys
Wrap/repaint kitchen units Items in communal hallways (including hanging baskets to ceilings)

Make a request

 You need to include in your request:

  • Details of the work being considered
  • Photos 
  • Drawings 
  • Proposed contractor details (name, public liability insurance, qualifications, certifications etc). If electrical works are part of the request, the contractor must provide the relevant certification. 
  • If planning permission's needed from the local authority, Highways or other agencies, you must get this independently and provide proof of permission to us.

What's next?

  • If your permission request's approved, you’ll need to pay for all costs and you’ll need to make your own arrangements for appointing a qualified contractor.
  • We’ll send you a letter of consent tailored to your request.
  • You’ll need to confirm that you’ll comply with the terms of the letter by signing and returning the Tenant Acceptance Declaration. Once we get the signed declaration, a final consent email or letter will be sent, and a copy held on your account file.
  • If permission’s denied we'll get in touch to let you know the reason.
  • Any work carried out without permission could be a breach of your tenancy agreement and you might be asked to reinstate  your property back to its original condition at your own cost.
