How is my rent calculated? | 2026 General Needs Rent and Service Charges FAQs

Every year, we review rents in line with the government guidelines set out in the Rent Standard which all registered providers of social housing must comply with (more information on this can be found on the Government’s website: www.gov.uk) . The current calculation increases rents by September’s Consumer Price Index (CPI) plus an additional 1%.  

The CPI for September 2025 was 3.8%. This means that your rent will increase by 4.8 % using the following formula: CPI ( 3.8 %)+1% = 4.8% .  

CPI is a government published measure of inflation and can be found on the following website:  www.ons.gov.uk
