Consultation on changes to Service Charges - January 2026

From the next financial year, which begins Monday 6 April 2026*, we’re proposing to add the cost of some services currently not included on service charge accounts.  

For customers not currently paying a service charge, we’re proposing to begin charging for the cost of services we’re already providing from Wednesday 1 April, 2026.   

The proposed review means you and your neighbours, in the building/scheme, will pay an equal share of the total cost for the block or estate where you live. The estimated weekly cost per home, not including management fee, is calculated for individual homes and shared with customers by letter. 

Your tenancy agreement says we must consult you when we’re considering adding new service charges and so we're reaching out to you for your feedback. 

Over the next 30 days please get in touch to ask any questions or let us know your thoughts about this proposal. If you don’t have any feedback to share with us, you don’t need to do anything.

The consultation period will end at 5pm on 4 February 2026.

After the consultation period ends, we’ll review all the comments we’ve received and decide if it’s still appropriate for us to go ahead with the charges. 

We’ll write to you again by 13 February 2026 to confirm our final decision and we’ll send confirmation of your rent and service charges for 2026/27 by 27 February 2026. 

 

New service charges introduced in 2025

In 2024, we consulted with some customers about adding new charges from April 2025 and agreed to cap those costs at the the time and to increase these by £2 a week from April 2026. For these customers (please refer to your individual customer letter to confirm), th enew additional charges proposed for the coming year (2026) will be included in the cap that's already in place for you and, at this time, you won't have to pay any more than we previsouly advised.
