2026 Rent and Service Charges
Your rent and housing costs are a priority and it's important that you pay. As a not-for-profit organisation our income goes to providing services and supporting our customers. We understand managing money remains a challenge and that right now, some customers may be facing difficulties. We’re here to help, so please talk to us.

2026 changes to your rent
Rents are reviewed annually, in line with government legislation, and calculated at September Consumer Price Index (CPI) + 1% which means your rent and services will increase by 4.8% from April 2026.
How's my rent increase worked out?
The September 2025 Consumer Price Index (CPI) was 3.8 add 1% and this equals 4.8%
For market rents the increase is set at December CPI which is 2.5%. We're writing to customers, ahead of the changes, to explain their specific rent increases and charges in more detail.
Rents for shared ownership customers are review rents as leases require. Leases vary but for current shared ownership customers, we continue to review rents using September Retail Prices Index (RPI) plus 0.5%. More information can be found in the Shared Owners FAQs on the link below.
2026 changes to service charges
Your service charge estimate is based on actual costs from the previous year plus an uplift based on inflation and any contract costs. Before the end of September 2026, we’ll send you another letter showing the difference between the estimated costs and the actual costs that we’ve incurred, including any difference that’ll be carried forward into the following year.

How to pay
Paying your rent and service charges must be first on your list of outgoings.
The easiest way to pay your rent to Golding Homes is by weekly or monthly Direct Debit. You can do this quickly by signing up to our customer portal, MyGolding. All you need is a valid email address and your tenancy number, which can be found at the top of your rent increase letter. To sign up, click on the MyGolding button at the top of this page.
If you’re struggling to pay your rent and service charge it’s essential that you contact us, so we can help you find a solution. We’ll be able to talk you through your options. This could include putting together a repayment plan or referring you to someone who can support you with any challenges you may be facing.
